Overview
These guidelines aren't intended to restrict your lifestyle, they simply help ensure that every resident enjoys a comfortable stay while maintaining the harmony of our home and neighbourhood. We kindly request that you treat Houz99 with the same care and respect as you would your own home.
1. Occupancy & Access

Capacity: Only the individual(s) who originally shown interest for the room, were approved by us, and signed the rental agreement are permitted to occupy the room. Houz99 is designed to accommodate a limited number of residents so that everyone can enjoy a comfortable living environment and fair access to shared facilities such as Wi-Fi, the refrigerator, washing machine, kitchen, and other common amenities. Unauthorised occupants create overcrowding, increase utility consumption, and may inconvenience other residents who have also paid for these shared facilities.

Security: Room access is restricted to registered residents only. The entry of unauthorized persons is strictly prohibited.

Move-Out: Please provide 30 days' written notice before vacating your room. This helps us complete inspections and process your security deposit smoothly. You security wont be adjusted as last month rent and is only be refunded once offboarding process is completed.
2. Payments & Billing

Rent: Monthly rent must be cleared within grace period mentioned on your invoice as due date.

Electricity: Charges are billed based on sub-meter consumption and must be cleared by the 5th of each month.

Late Fees: Late payments may attract applicable late charges and, where necessary, temporary suspension of non-essential services until outstanding dues are cleared.
3. Property Usage & Restrictions

Residential Purpose Only: Our residential property intended exclusively for living purposes. Commercial activities, businesses, or receiving business clients at the premises are not permitted.

Water & External Equipment: Water must be used responsibly. The use of submersible pumps are prohibited for tenants.

Alterations: Please do not drill holes, hammer nails, apply permanent adhesives, repaint walls, or make structural changes without prior approval.

Common Areas: Help keep corridors, parking areas, staircases and the terrace neat and unobstructed. Personal belongings, garbage and drying clothes should not be left in common spaces.
- Shared Facilities: Shared amenities such as sofas, refrigerators, Wi-Fi equipment, washing machines and other common facilities should remain in their designated locations for everyone's benefit.
- Waste Management: Please dispose of waste only in the designated bins and help keep your room, common areas, corridors, parking, and the surroundings clean. A clean environment is a shared responsibility and contributes to a pleasant living experience for everyone.
4. Guest Policy

Day Guests: Visitors are welcome during reasonable daytime hours in common areas. Kindly inform the management in advance whenever possible.

Overnight Stay: Overnight stays by visitors or accommodating friends or relatives are not permitted.

Gender Policy: To maintain the privacy and comfort of all residents, visitors of the opposite gender are not permitted inside private residential areas or resident rooms.
5. Community Living & Conduct

Quiet Hours: Please maintain a peaceful environment between 10:00 PM and 6:00 AM so residents can rest, study, or prepare for work.

Partying & Celebrations:
We understand birthdays and celebrations are special occasions. However, loud music, shouting, excessive gatherings, or activities that disturb neighbours are not permitted.
As Houz99 is located in a residential neighbourhood, repeated disturbances may lead to complaints from neighbours or local authorities. Consumption of alcohol or prohibited substances during gatherings that causes disturbance may result in immediate termination of the tenancy.
- Appropriate Attire: Appropriate clothing should be worn at all times when outside your room or in any shared area of the property. As Houz99 is a family-owned residential home where other residents, visitors, and our family members may be present, walking around in undergarments, towels, or otherwise inappropriate attire is not acceptable.

Inclusivity & Respect: We are proud to maintain an inclusive community. Every resident should be treated with dignity and respect regardless of religion, caste, language, profession, eating habits, or personal background.
- Privacy & Photography: Please respect the privacy of fellow residents and our family. Do not photograph or record videos of other residents, staff, or common areas without their knowledge and consent. Any content intended for social media or public platforms should be shared responsibly and with respect for everyone's privacy.
6. Utilities & Maintenance

Cooking Policy: For safety and hygiene, no cooking is allowed inside individual rooms. A common gas burner is provided; residents manage their own cylinder refills.

Appliance Safety: To prevent electrical overloads, the use of heavy external appliances is restricted.
- Internet: Please use the internet responsibly. Due to limited bandwidth, sharing Wi-Fi passwords with unauthorized persons, friends or using the connection for illegal, fraudulent, abusive, or copyright-infringing activities is strictly prohibited.

Property Care: Please treat the property with care. Any intentional or negligent damage to furniture, appliances, electrical fittings, CCTV equipment, or common facilities will be repaired or replaced at the resident's expense.
7. Safety & Compliance

Surveillance: The premises are under 24/7 CCTV surveillance for your security.
- Keys & Security: Please keep your room keys secure and do not duplicate, lend, or share them with anyone without prior permission. Always lock your room and the main entrance when entering or leaving the property to help maintain everyone's safety.

Illegal Activity: Any illegal activity, including gambling, betting, possession or use of prohibited substances, violence, or unlawful conduct, is strictly prohibited.

Agreement: These House Rules form an integral part of your tenancy agreement. Repeated or serious violations may lead to termination of the tenancy and issuance of a notice to vacate the premises.
8. Communication
- Communication & Emergencies: We are always happy to assist you during your stay. For routine queries, maintenance requests, or general assistance, please contact us during reasonable hours (9:00 AM – 9:00 PM) only. Please reserve late-night calls or door knocks for genuine emergencies such as fire, medical emergencies, security concerns, or urgent utility failures.
